Q: Why are the dues what they are?
A: The dues take into consideration -
Commons Area - Maintenance of our commons area, weeds, tree rot, tree fall (leaves, needles), play equipment, patio etc.
Well Houses - The community has seven well houses which require maintenance electricity to pump water all of the homes. Construction of each well house was upwards of $13,000 each and requires maintenance and reserve funds in case of needing to handle the failure of a well house and other incidents
Lake Shore Access - Maintenance goes to clearing weeds in the lakeshore, keeping up trails, weeds on the trail
Dead Tree Out-lot Removal - Trees that become safety hazards in out lots not directly on resident property go to addressing. Trees on resident properties are responsibility of the homeowner.
Insurance - We have an insurance policy which covers the commons area, lake shore, certain aspects of the well houses and other miscellaneous items
Administrative Costs - CPA for yearly taxes, our bookkeeper, Quickbooks (Accounting), Google Workspaces (Volunteer organization, this site you're viewing) and more.
The dues are intentionally and considerably low for a SFH development. We are considered a "mid-range" HOA.
The board maintains importance and dual focus in controlling costs and keeping dues low.
